Daniel R. Beal is a general contractor and a real estate developer. A native Californian, He has been involved in its construction industry since his college years. While in school he became a union journeyman carpenter, and, upon graduation, a construction superintendent for the national homebuilder Standard Pacific Homes.
Daniel was able to combine his business and marketing skills with true construction know-how and moved into project management. In 1980, he became a licensed general contractor and built new custom homes, commercial buildings and extensive remodeling projects in San Diego and Riverside counties. Dan became a project manager for national developers, and as Director of Development and Forward Planning. In this capacity, he worked with engineers as well as county and city governments to implement and fund the infrastructure through public finance districts in order to secure the entitlements needed to develop land and create master planned communities.
Daniel became an independent project/construction management consultant. His clients included developers throughout Southern California. Where he supervised the entire flow of over thirty projects from the planning stages of schedules, budgets and bid documents through evaluation of and awarding contracts to managing the construction of 500+ homes annually. He managed the horizontal construction of large parcels of land.
Daniel brings more than thirty-five years of development industry experience. He has been a part of its ebb and flow in the California market. His comprehensive knowledge of building trade processes as well as the front-end planning and construction management requirements empowers him to lead confidently and wisely in this dynamic industry. Ms. Moss has worked as my representative on two real estate transactions. The first was an equestrian facility and the second was the adjacent acreage. The adjacent acreage was owned by a major developer and involved a complex easement and contingent easement agreements, as well as environmental protections. I worked on a recent year-long negotiation of a purchase and sale agreement of a corporate parcel, coupled with a purchase option agreement from the buyer of an easement for future roadway widening on an adjacent parcel.
